Kuester Management Group shares strategies to help self-managed HOAs operate more effectively and efficiently.
CHARLOTTE, N.C. - ncarol.com -- No two HOAs are exactly the same. They all have different needs, goals, policies, and procedures. While working with an HOA management company can offer many benefits and advantages, it is not required, and some associations choose to function on their own. Kuester Management Group has released a statement to the press regarding how self-managed associations can strengthen their operations.
"Without the help of an HOA management company, the board assumes full control and responsibility for all operations," says Bryan Kuester, President of Kuester Management Group. "It is important to put the right people in place who are dedicated to making decisions in the best interest of members and who bring diverse knowledge and experience to the association. Homeowners with a background in management, leadership, finance, law, or communications may be a good fit."

The board should also develop clear policies, procedures, and processes that govern how they operate, says Kuester. This can enable them to work more efficiently and lets homeowners know what to expect and how various situations are handled. Community leaders are responsible for everything from setting the budget and collecting dues to negotiating vendor contracts and resolving conflicts.
Any decisions that are made should be aligned with the association's governing documents, as well as any local, state, or federal laws. Make sure that the board stays abreast of any changes and has these documents readily available for reference. Putting solid financial management practices in place is essential as well to effectively track spending, allocate funds, and build savings. And don't forget that most HOAs have to file taxes every year and report on finances to members.
"Running a self-managed HOA can be a lot to take on, and boards need to be incredibly structured and organized," says Kuester. "If there is something that the board is unsure about, it should consult with a professional who is well-versed in that area. That is where partnering with an HOA management company can be valuable, because they bring a wealth of knowledge and resources."
