Kuester Management Group reflects on ways the HOA can be proactive in reducing conflicts and complaints this holiday season.
CHARLOTTE, N.C. - ncarol.com -- The holiday season is in full swing, and many homeowners are excited about celebrating with friends and family. The end of the year brings with it many different religious and cultural holidays, and it is important the HOA does not discriminate while still maintaining reasonable standards. "One of the first things the HOA should do is review its current rules and regulations to ensure they are fair, ethical, and enforceable," says Bryan Kuester, President of Kuester Management Group. "Then, make sure to communicate expectations with homeowners in advance so they can plan accordingly and ask for clarification if necessary."

Send a friendly email or newsletter reminding members of the rules around decorations, lights, noise, parking, and other factors that have been issues in the past, says Kuester. Provide helpful ideas and suggestions for decorating options that fit within established policies, and work with homeowners to find solutions so they are in compliance.
Encourage communication between neighbors to help curb complaints. If a member is planning to host a party, it is polite to let those around them know in advance that there will be additional cars in the street along with noise or music, but that quiet hours will be honored. Neighbors should talk to one another first to address issues with decorations, lights, or noise and see if they can reach a resolution before involving the board.
It is also a good idea to review common safety precautions such as use of approved outdoor lights, not overloading electrical outlets, keeping Christmas trees watered, and not leaving candles, stoves, or ovens unattended. Remind homeowners to have fire extinguishers in their home and to replace batteries in smoke and carbon monoxide detectors.
