Kuester Management Group shares a few factors to consider when comparing options for contractors to complete work for the association.
CHARLOTTE, N.C. - ncarol.com -- There is a lot of work that goes into maintaining and enhancing an HOA community. The board relies on help from a variety of vendors for everything from landscaping to repairs to capital projects. But finding the right contractors to work with the association is important from both a financial and liability standpoint. The association should have a clear idea of exactly what it is looking for before putting out an RFP, says Kuester. There should be detailed descriptions of what services have to be performed and what is expected so vendors know whether they are able to meet the association's needs before putting together a proposal.
Before signing any contracts, be sure to read the fine print and make sure all expectations are clearly outlined. Check to see that the contractor has all necessary licenses, certifications, and insurance, and that policies are current and in good standing. The board may also want to contact references and get their feedback regarding their experience with the vendor.
"Your HOA management company can also be a wonderful resource, as they generally have preferred vendor lists that are already vetted," says Kuester. "They can also provide guidance on comparing options and overseeing projects."
