GREENSBORO, N.C. - ncarol.com -- A new chapter in modern residential design has begun in the Piedmont Triad. Kata Walters, known on Instagram as @themodel.investor, has long been a force in the Triad's real estate scene—bringing an elegant sensibility and a fierce entrepreneurial spirit to every project she touches.

Kata moved to North Carolina 2.5 years ago after several years in New York and California, wasting no time making a splash. Her most notable recent work is a modern build in Chapel Hill called "The Lightwell House." Her company, Hinuera Properties, specializes in contemporary builds that blend aesthetic excellence with practical luxury.

With this latest endeavor, Kata is raising the bar once again. Hinuera Properties is partnering with community development companies The Sage Plant, R.A.P. (RESILIENT. ADAPTIVE. PropTech.) Ventures LLC, Landon Stone of Beyond Home Advisors, and Coates Design Architects to create two striking five-unit townhome buildings. These ten residences, designed with flair and built for the future, reflect Kata's impeccable style and the industry disrupting property technology brought to the region by The Sage Plant.

"I've always believed that real estate should be a reflection of beauty, resilience, and vision," said Walters. "Working with The Sage Plant means working with a team that values integrity, precision, and artistry. Their innovative building method with Emmedue allows us to move swiftly and smartly—without compromising quality."

The townhomes will be constructed using Emmedue technology, a revolutionary Italian building system that combines speed, strength, and sustainability. This adaptive material, used worldwide and now championed in the U.S. by The Sage Plant, is immune to many of the construction delays and cost escalations plaguing traditional developers.

These new builds—located in Greensboro, a city pulsing with energy and cultural growth—will represent the convergence of luxury and innovation. From Kata's intuitive design decisions to The Sage Plant's meticulous execution, every detail is being curated with intention.

Alex Dummit, CEO of The Sage Plant, shared her excitement about the collaboration. "Working with Kata has been an incredible adventure. Her commitment to excellence and her eye for modern sophistication align perfectly with our mission to reshape communities through sustainable, beautiful, and innovative development."

In a time when traditional construction faces rising material costs and labor shortages, this project proves that forward-thinking approaches and bold partnerships can overcome the barriers that hold others back.

The Sage Plant continues to develop several transformative projects throughout the Piedmont Triad, including in High Point's Southwest Mill District, helping to establish the region as a national model for community-centered, technologically advanced development.
